HarborWalk Plaza Business Plan per Morro Bay City Council Approval
Mr. Kehs was hired to construct a professional business plan for our proposed waterfront project. The project is to commence in 2020 for a mixed-use building, eight boutique hotel rooms, two retail spaces, five small food kitchens with inside/outside seating, and 70 feet of public-serving commercial dock. The request came from the Morro Bay city council to have a professional industry standard business plan within 60 days. After a couple weeks researching possible professionals TLC signed and Ken agreed to the short timeline and the concept stage project. Together we gathered information and closed the gaps from concept to real solid expectations. Ultimately resulting in a positive vote from council to move forward. His expeditious follow through provided a government approved professional document paving the way for a successful final project.
As small business owners, we are all going it alone. This has always been difficult for me. No one to turn to when you need advice, no one to bounce ideas off of, no one to say “good job, you did it” when you have a success. I’ve known Ken for some time now, and though some of our services overlap, I finally decided I needed outside help to do what I do for others, for myself. I spent the past year working with Ken and found that working through his system with him as my guide, helped me to see my business from a broader perspective. I was able to gain more clarity on where I want the business to go and how to get there. He understood my dilemmas and helped me work through my blocks to find the right path. Being held accountable made it impossible to put off the important things that needed to be done and have resulted in moving my company to the next level.
Thank you, Ken!
I can’t say enough about how valuable Ken Kehs has been to our organization. I have been the treasurer of the Coastal Performing Arts Foundation (CPAF) since its inception in 2011. CPAF is a non-profit organization that began as Coastal Chamber Youth Ballet and has since evolved to encompass Coastal Chamber Youth Ballet, Coastal Youth Theater and Beyond Boundaries. All programs are dedicated to providing exceptional performing arts experiences for local youth. With such growth came the need for stronger bookkeeping. By 2015 the bookkeeping and the number and size of financial reports generated each month had become overwhelming. In need also was a way to track budgets for the different programs and have them “roll up” into the overall budget for the foundation. The board agreed to enlist the assistance of Ken Kehs with Rabbit Hole Business Solutions to help the organization re-vamp its chart of accounts, create budgets and develop a reporting system for the board of directors. The three sub-organizations each have their own programs which require separate budgets.
Ken helped us tie everything together by creating a master file using Microsoft Excel. In this file all budgets roll up into a budget for each program and each program’s budget rolls into the overall one for the foundation. The accounts and budgets all correspond directly to the accounts and budgets in our accounting software. Ken is highly knowledgeable and very easy to work with. His expertise was instrumental in getting CPAF’s books cleaned up and creating the necessary budgets needed. Having a clean and organized financial structure I am able to perform the bookkeeping duties in the most accurate and efficient way possible. Recognizing that CPAF is a non-profit Ken was gracious enough to extend a reduced rate for his services. I highly recommend Ken’s business consulting services to any organization.
When my bosses told me they were hiring a business consultant in late 2014 I was skeptical! We were struggling to keep our doors open, financially, and from their perspective, emotionally as well. Where was the money going to come from? My concerns were alleviated immediately after I began working with Ken Kehs. Based on his style, demeanor and expertise I could tell he would help us, not drain us. And he did. He helped us revamp every part of the business, from creating budgets to creating more business to creating improved communication between management and employees. We have a budget and a financial reporting system we use monthly to analyze how the business is doing with our revenue and expense.
Profitability increased 434% in 2015 from 2014! This year we are at 285% of our projected profit!
Ken has helped us create an Operations Manual, and Organization Chart and Job Descriptions, all vital internal components to set up a business for success. We have regular staff and management meetings for disseminating information, fostering communication and analyzing the health of the business. He has helped me in my specific work with CDMA as well. I have a greater understanding of Quickbooks and am using it more effectively and efficiently for handling all things financial. Ken helped me set up the reporting system we using monthly to get a clear picture of where we are at. I have gained a great deal of professionalism in my job from working with Ken.
Ken is extremely easy to work with. He is very knowledgeable without being intimidating. He is honest and approachable. He also happens to be a kind and caring person! I highly recommend Ken Kehs to anyone that needs a leg up to improvement and success in any or all parts of their business.
I was ready to call it quits and close the door. Life was way too stressful and I was constantly worried about the state of our business, we weren’t treading water, we were drowning! Our business had grown so quickly that we had no time to devote to the managerial aspects that are tantamount to success. We were working day and night and still struggling with both the workload and the finances. Then we met Ken and everything changed. With his calm, upbeat, professional and respectful demeanor, he quickly worked his way into not only our business minds, but our hearts as well. With Ken’s help, we have transformed our business into a thriving, well organized and managed performing arts school. We have increased our revenue by 18% and by properly investing our time, efforts and monies our net profit increased 110%! Life is good again, and I am excited to see where our future will take us! Thank you so very much Ken for all you have done and are continuing to do for us, and for becoming such a great friend as well!
Working with Ken at Rabbit Hole Business Solutions has not only saved our business, but has also saved our sanity! I can’t even begin to describe how much we have learned and how much more organized and well run our business has become after working with Ken. Before this experience, I was so stressed out – the business was literally the tail wagging the dog! Student enrollment is up 17% and now I feel a new found energy and drive to continue to work toward improving my business. I actually like going to work again! It was scary taking the leap to hire a business consultant in the beginning, but the decision to do so was the best thing that we could have done. I would recommend Ken’s services to anyone and everyone.
Having been a business owner for 30 years I’ve had the opportunity to work with many business consultants. When it comes to organizational development, I can say, without reservation, Ken Kehs ranks at the top of this list. His attention to detail and ability to organize complex issues inside of an organization is what separates him from those I’ve worked with in the past. Ken’s diversity of experience allows him to bring tremendous value to any organization.

Every business person who desires to be more successful should have mentors, coaches or consultants. Even the top professional athletes in the world, have their own coaches. It was humbling at first to fully disclose to Ken Kehs, of Rabbit Hole Business Solutions exactly where I was and was not with my professional practice. His caring, competent and complete analysis was invaluable to me in terms of being able to take my practice to the next level. I’d highly recommend anyone who wants to improve the operating efficiency and thus profitability of their business to sit down with Ken and to bare your soul, or at least, your business soul. His experience and background and most of all, his suggestions would be of great benefit to any business.

Ken Kehs has the ability to look at a business and quickly see areas that will benefit from improvement. He has the skill set to breakdown the challenges into manageable tasks. Your business may feel like it’s in the rabbit hole, as did ours, but with Ken’s help, you will quickly be able to see the light of day and be back to running smoothly and efficiently.
Ken Kehs is an instructor and one of our Senior Consultants for the Mission Community Services (MCSC) Women’s Business Center. Both our clients and students appreciate his direct, yet tactful and educational approach. Mr. Kehs is well-informed in starting a business and helping companies to successfully grow. His instructor skills are superb. We especially appreciated the extra time and expertise Ken applied to teach our recent Start, Run, and Grow Your Business class. This is an intensive cornerstone course for MCSC that requires managing the curriculum, the students and the guest speakers over a twelve week period. Additionally, Ken always receives excellent follow-up evaluations.
Investing in my business by hiring Rabbit Hole Business Solutions was a huge asset to my business and my personal life. Ken Kehs shed light on aspects of my business that transformed the way I do business, and have helped me to simplify, reduce my load, and focus where my efforts have the biggest effect. Ken is highly analytical and can see things that you might not otherwise see, and he offers strategies that are cost effective and make sense. He is also a joy to work with.
Doc Burnstein’s Ice Cream Lab hired Rabbit Hole Business Solutions to create systems needed to grow our business. Ken identified the critical factors to meeting our growth plans. He then assisted me in addressing the systems most critical to our needs. For us, Ken created a production planning tool that is critical to our business. In 2012 we believed we were at maximum capacity on our ice cream production. However, with the new planning tool Ken created we increased output by 20% this year, and we did it with only a 5% increase in direct labor! The real bonus to me is that we did this while I reduced my direct involvement with production process by about 20 hours per week, allowing me to concentrate on managing the company’s growth. This tool even allowed me to feel comfortable taking a vacation during a peak production period!
If there is an aspect of your business that seems only you, the owner, can do right, I encourage you to talk with Ken. He can create a system that will ensure your business runs to your exacting standards without your continual involvement. His help can be the key to allowing your business to meet your needs, whether it is growth or freedom from day-to-day operations.
My experience has been that even one conversation with Ken can provide an insight into my company of which I wasn’t aware. I found working with Ken to be very insightful. I am very pleased with the results and continue to retain his services.
As a former lead engineer at Lockheed Martin, Ken brings a lot to the table. He will analyze your company’s systems, identify the weaknesses, and create solutions with laser-like precision. Ken is extremely capable and dependable. He has reduced our job estimating time by more than 65% and saved my company much more money than I have paid him to date. We are still in the process of moving my company forward and I highly recommend hiring Rabbit Hole Business Solutions!
I have known Ken Kehs for approximately two years and, during the first quarter of 2011, worked closely with him on the Big Brothers Big Sisters Bowl for Kids’ Sake. I found him to be an excellent organizer and effective communicator while managing the event committee. His efforts resulted in raising a significant amount of funding for the organization and ultimately creating a successful event. Ken also has a pleasant demeanor and carried himself in a professional manner when representing the organization.
Ken Kehs is capable of turning a difficult, unstructured job assignment into a smoothly operating, successful project. I have considered Ken one of my favorite go to guys, who can tackle any problem. He is versatile, and a joy to work with.
